Most rental agreements have a section regrading the renter breaking the lease agreement. While paying this fee amy seem excessive there are intsances in which it is an economically ogod decision to berak the contract even though theer is a financial penalty imposed. If the renter enters into a 12 month contract under the supposition taht it will take this long to slel the old house and purchase a nwe house, he could be surprised if his other house selsl quickly and he finds a home in his new state ratehr quickly. This may all occur within a matter of 2-3 monhts. The renters othre option is to place a bid on the new house and plan on breakign the lease if he is able to close on the new house. In this case, the renter would be saddled with both a rent and a mortgage for 9-10 months. This iwll likely be significatnly more expensive than the price the renter would pay to break the lease. There are someitmes emotional components which factor into hte equtaion.
